Property title chain review

Extract ownership, encumbrance and transfer details from property documents so a title chain can be read and checked quickly.

Documents in

  • Sale deeds
  • Gift deeds
  • Property title documents
  • Encumbrance certificates
  • Revenue records
  • Lease agreements
  • Bank mortgage documents
  • RERA documents
  • Valuation reports

How it runs

  1. Intake

Property files are uploaded or sent via API, often as long scanned bundles, and tracked as jobs.

  2. Text extraction and OCR

Text is extracted from digital files and scanned deed pages are read with OCR.

  3. Classification and schema matching

Documents and page ranges in a bundle are classified and matched to schemas in the India real estate pack. Unmatched items are flagged.

  4. Field extraction

Parties, survey or property identifiers, transaction dates, consideration and encumbrance entries are extracted with confidence values.

  5. Human review

Uncertain fields pause for a legal or credit reviewer to correct and approve.

  6. Summary and search

A summary is generated and the file is searchable, with chat available across documents.

What you get

  • Structured record for each deed and certificate
  • Bundled property files split by document type
  • Reviewer-confirmed party and property details
  • Searchable title file with summaries

Where review fits

Old or regional-language deeds produce more uncertain fields. A reviewer confirms those fields; legal judgment on the title itself remains with the lawyer or lender.

Integration points

Results are delivered via API and webhooks. Droqify’s automatic document linking can connect related records in the same file where its linking rules apply. See the document relationships use case for how that works.
