What teams automate

Property title chain review

Extract ownership, encumbrance and transfer details from property documents so a title chain can be read and checked quickly.

How it works in practice

Droqify classifies each document in a property file, extracts fields such as parties, survey or plot numbers, registration details, dates, consideration and encumbrances, and scores each value for confidence. Validation rules flag missing fields and values that conflict across documents.

Building the chain

Document relationship linking connects the documents that belong to the same property, such as a sale deed, the prior deed it refers to, an encumbrance certificate and a mutation record. A reviewer can follow the sequence of transfers and see where a document appears to be missing.

Where people stay in the loop

Scans that are hard to read, fields with low confidence and documents that do not match a known type go to a human review queue. A reviewer compares the extracted values with the source page, corrects them and approves. Each change is recorded in an audit log.

Using the results

Search and chat over processed documents help answer questions about a property file with links to the source. Smart folders can group files by project, branch or case. Results are available through the API and webhooks, and Droqify can run as SaaS, single-tenant in your Azure subscription, or as a managed service.

Questions we hear

What does the real estate pack cover?
Sale, gift and mortgage deeds, encumbrance certificates, RERA documents, revenue records, mutation records, builder NOCs, leases and valuation reports.
Does Droqify give a legal opinion on title?
No. It extracts and organises information and flags gaps for a person to review. Title opinions remain with your lawyers or advisers.
Can it handle scanned or older documents?
Scanned documents go through text extraction and OCR. Quality varies with the source, so low-confidence values are routed to a human review queue.
Is there a pack outside India?
No dedicated real estate pack exists outside India. The general pack includes leases and can be a starting point.
